Types of Trust Deed Investments

In the past few years, I have been focusing on first trust deeds on commercial and income-producing properties. The ratio of the loans to the values of the properties has been about 55-60%.

• High Yield Investments: 11%-15% (plus pre-payment penalty, when applicable)
• Amounts: $50,000-$5 million
• Investments: 1-15 years
• 1st and 2nd Trust Deed Investments

Types of Properties for Trust Deed Investments

Smaller commercial loans, mixed use, industrial, retail and offices, 5+ units. Purchase money loans for REOs (bank owned) residential and units, most in need of rehab.

We are also getting quite a few requests for land loans, 25-50% LTV, in good areas, for development purposes, and finished lots. Also single family homes and 1-4 units owner and non-owner occupied trust deed investments, and some commercial loans in the $1-3 million range.
